City Council Approves 21-Home Development on First Lutheran Church Property

The Craftsman style homes will replace the school buildings on the south side of the church's land.

The Monrovia City Council approved a 21-unit development at 1323 South Magnolia Avenue during its regular meeting Tuesday.

The Craftsman style homes in the planned unit development (PUD) range from 1,579 to 1,870 square feet and each include a 2-car garage and private yard, according to a city council staff report. The homes will adhere to three different floor plans.

The homes will be built by Bowden Development on property owned by First Lutheran Church that currently contain church school buildings.

The city's development blog explains the difference between PUDs and traditional condominiums:

A planned unit development or PUD (“P-U-D”) is sort of a hybrid between a single family subdivision and a condominium. As opposed to a condominium where the owner has title to the “airspace”, a PUD owner holds title (legal-speak for “owns”) to the building as well as the ground and usually the surrounding yard area. There is still a homeowners association that is responsible for maintaining the common areas like the driveway and common landscaped areas and the exteriors of the houses.
